A "snag" is a fault with your property which should be put right free of charge under warranty by your builder if you are in a new build that is less than 2 years old.

From leaky boilers to runs in paintwork, everything is checked and faults documented, in our case, on a photographed list with a Red / Amber / Green rating to allow YOU to understand the severity of each item listed.

A Snag List is the compiled list of snags. People are more and more frequently getting them done when moving into a new property as often the work put into putting the items right is more than 10 times* the value of the cost of the actual snag list survey.

*(Really! ...I'm not Joking! It's a no brainer, a snag list can save you thousands if you were to have to rectify the works yourself)

Our reports have a higher resolution rate because we know what the builders are likely to put right for you. We have worked for and with, major house builders and have the experience in modern house building so we know what is a legitimate and realistic snag or what is an unreasonable or pointless snag. This helps keep the relationship with the developer and often leads to 100% of the listed items being resolved for you.

You can generally expect a 95% resolution rate on items in our reports, so you know that any legitimate snag has been picked up.

Generally, compiling a Snag List will take between 2 and 5 hours depending on the size and state of the building. The average is 3 hours, (rarely less than 2, unless it's a small apartment). 

The longest snag we've completed to date was a regular to large sized 5 bedroom house that was in a right pickle... we were there for 7.5 hours... the poor home owner!

One thing we guarantee is that we will not cut corners - if the homeowner wants us to be quicker, much of the writing up of the report can be done later to save time, but even then we find they are normally at least a 2 hour visit.
